I design it, then I build it

Design and Build (D&B)

On a Design and Build project I am the contractor, not the architect watching one. That is the whole difference: coordination means keeping the builder you hired on track, D&B means the build is mine and so is the responsibility when something on site goes wrong. The design is still quoted, paid and sealed on its own, and it stays yours whether I build it or you take it to someone else.

Questions, answered.

Do you handle the building permit?

I assist with it. I prepare the complete permit-ready set of plans and walk you through what to file and where, but I don't do the filing for you or sit in every meeting at the municipal hall. You file; I make sure you walk in with everything you need.

What areas do you serve?

I'm based in Quezon Province, so that's where most of my work is and where I can get to a site quickly. I take projects outside the province too, Manila included, when the job fits. Tell me where you're building and I'll tell you honestly whether I'm the right person for it.

Can we work together if I'm abroad?

Yes. I work with overseas clients building back home, fully online from concept to drawings.

How much does a design cost?

Design fees scale with floor area and scope, so a small bungalow and a three-storey commercial building are not the same job. Tell me your lot size, the floor area you have in mind, and what you want to build, and I'll come back with a clear quote. No guessing, and no obligation.

How long does it take?

It depends on the size and scope of the project and how many rounds of revisions we go through, but a complete set of construction plans usually takes around two weeks. I'll give you a real timeline at the consultation.

What if I change my mind about the design?

In the concept stage, changing your mind is the work. We settle the direction on sketches and preliminary drawings, and one minor revision is included: a change that does not move a wall, change the floor area, or add a level. Anything larger, and anything after the Construction Plans begin, is quoted before any work starts, so you decide with the cost in front of you. The fee covers the scope we agree at the start; anything past that is quoted and confirmed first, never added to a bill afterwards.

A contractor offered me a free design. Why pay for plans?

Ask who owns it. A design you did not pay for is not yours: it lives inside the build price, and if you decide to build with someone else, you may find you cannot take it with you. There is also a legal floor. Under RA 9266, the Architecture Act, the architectural documents in a building permit application have to carry the signature and seal of a registered architect, so an unsealed free sketch cannot become a permit set no matter how good it looks. My own position: I build too, under Design and Build, and I still never hand the plans over inside a build price. The design is quoted and paid on its own, sealed, and yours to take anywhere, including to another contractor.

Are you a licensed architect?

Yes, PRC-licensed (Ar.), so your plans and permits carry a licensed architect's seal.

Passive cooling and local materials are designed in from the first sketch, not added after.
